Kenya’s capital, Nairobi, boasts an estimated population of 5.3 million, which continues to grow rapidly. According to the World Population Review, this figure is expected to double to 8.4 million by 2035, highlighting a rising demand for housing. Despite having some of the most expensive estates in Africa, Nairobi Metropolitan also offers affordable housing options for low-income earners, including those with a monthly salary of KSh 10,000.

Affordable Estates to Live in Nairobi Metropolitan

Here’s a breakdown of the most affordable areas to live within the Nairobi Metropolitan area:


1. Ruiru

Located in Kiambu County, Ruiru is about a 40-minute drive from Nairobi’s Central Business District (CBD). With a population of over 490,000 people, many of whom commute to work in Nairobi, Ruiru is an ideal location for affordable housing.

  • Single Rooms: Average rent KSh 3,000/month.
  • Bedsitters: Start at KSh 5,000/month.

2. Kangemi and Uthiru

Situated along Waiyaki Way, these neighborhoods cater to middle and lower-class residents.

  • Single Mabati Rooms: Approx. KSh 4,000/month.
  • Bedsitters: Range from KSh 6,000 to KSh 10,000/month.

3. Ruai and Gachie

These areas offer some of the lowest rental rates for single-room accommodations and bedsitters.

  • Single Mabati Rooms: Between KSh 2,000 and KSh 3,000/month.
  • Block Single Rooms: Range from KSh 3,000 to KSh 4,000/month.
  • Bedsitters: Around KSh 5,500/month.

4. Kinoo

Located in Kiambu County on the way to Kikuyu town, Kinoo is a prime spot for low-cost housing.

  • Mabati Houses: Start from KSh 1,500/month.
  • Block Single Rooms: Between KSh 3,500 and KSh 4,000/month.
  • Bedsitters: Starting at KSh 6,000/month.

5. Wangige

Found in Kabete Constituency along the Western Bypass Highway, Wangige is among the most affordable places for low-income earners.

  • Mabati Houses: Rent ranges from KSh 1,500 to KSh 6,000/month.

Key Considerations for Low-Income Earners

To ensure affordable living, the United Nations recommends that rent should not exceed 30% of a household’s income. For those earning less than KSh 10,000 per month, mabati houses and shared accommodations in these estates provide the best options to meet this threshold.


Most Expensive Neighborhoods in Nairobi

On the other end of the spectrum, Gigiri remains the most expensive estate in Nairobi. Gigiri hosts high-end residences, housing Kenya’s expatriate community, and key international organizations, including the United Nations Environmental Programme (UNEP).

  • Average Home Prices: KSh 119.3 million, nearly 10 times higher than the median rate in Nairobi.

With Kenya facing a housing deficit of over 2 million units and an annual demand of 250,000 units, affordable housing is crucial. While developers focus on high-end and middle-class markets, low-income earners can turn to these budget-friendly neighborhoods for decent living conditions.
